The Tech Innovation Center is a 160‑acre, technology‑focused development in Washington State that brings together manufacturing, logistics, office, retail, and multi‑family housing. The master plan was created in collaboration with SHoP Architects and Design Research Office.

Building North is the first phase and the first ground‑up construction within the master plan. The 160,000 GSF facility provides flexible speculative manufacturing space supported by 41,000 GSF of office. A modular planning framework allows the building to be subdivided into five distinct tenant suites. Its faceted façade traces the curve of the development’s ring road, breaking down the building’s overall scale while accommodating any number of tenants.
